What if I don't want to sign an Authority to Sell?

Can I cancel the Authority to Sell early?

The ATS is a standard exclusive listing agreement for a minimum of 3 months. Early cancellation terms can be discussed. If the property is sold through another party during the exclusive period, standard commission fees may apply. Full details are in the ATS document.

How long does the market opinion take?

Typically 3–5 business days from the property walkthrough. For OFWs who cannot be present, a video call walkthrough can be arranged. The written summary is delivered via email and WhatsApp.

Can I use this for a bank loan application?

No. A Market Opinion is an advisory document for pricing purposes only. Banks require a certified formal appraisal report under RA 9646, which is a separate paid service. Broker Reynan can also provide this — please inquire separately.

Free Market Opinion / Comparative Market Analysis — Engagement Terms
Home Dreamers Realty & Development Corp. · Effective June 2026

Service Description. Home Dreamers Realty & Development Corp. ("Broker") agrees to conduct a Market Opinion / Comparative Market Analysis ("CMA") of the Property Owner's identified real property at no monetary cost to the Property Owner. The CMA shall include analysis of comparable sales, prevailing market prices, current active listings, and a recommended listing price range based on the Broker's professional judgment and market data available at the time of assessment.
Not a Formal Appraisal. The Market Opinion provided under this arrangement is a professional estimate of market value based on available data. It does not constitute a formal real property appraisal as defined and regulated under Republic Act No. 9646 (Real Estate Service Act of the Philippines). This document may not be used as collateral support for bank loan applications, legal proceedings, estate settlement, expropriation, or any other purpose requiring a certified appraisal report issued by a licensed appraiser under RA 9646. For such purposes, a separate formal appraisal engagement with applicable professional fees is required.
Authority to Sell (ATS) Requirement. In consideration of the free Market Opinion service, the Property Owner agrees to execute an Authority to Sell (ATS) in favor of Home Dreamers Realty & Development Corp., granting the Broker exclusive authority to market and sell the subject property for a minimum period of three (3) months from the date of execution of the ATS, unless otherwise mutually agreed in writing. The ATS constitutes a separate binding agreement and shall be signed prior to the commencement of the market opinion.
Commission & Professional Fees. No upfront fee, listing fee, or retainer is charged to the Property Owner. In the event that Home Dreamers Realty & Development Corp. successfully procures a buyer who consummates the purchase of the property, the Property Owner agrees to pay the Broker a professional commission as stipulated in the executed Authority to Sell, in accordance with the standard rates set by the Philippine Association of Real Estate Boards (PAREB) and consistent with PRC licensing regulations. Commission becomes due and payable only upon successful closing of the sale.
Confidentiality. All information furnished by the Property Owner — including property details, personal identification, financial data, and title documents — as well as all findings and recommendations contained in the Market Opinion, shall be treated as strictly confidential. Neither party shall disclose such information to third parties without prior written consent, except as required by applicable Philippine law or regulatory bodies.
Non-Exclusive Option. Should the Property Owner prefer not to enter into an exclusive Authority to Sell, the Market Opinion service may be provided under a non-exclusive arrangement; however, in such case, a professional service fee shall be agreed upon in writing before commencement of the assessment. The amount shall be determined based on property type, location, and complexity.
Validity of Market Opinion. The Market Opinion is valid for sixty (60) days from the date of issuance. Property market conditions in Metro Manila change frequently. The Broker makes no representation that the opinion will remain accurate beyond this period. A revised assessment may be conducted upon request after expiry.
No Guarantee of Sale. The Market Opinion is advisory in nature. Home Dreamers Realty & Development Corp. does not guarantee that the property will be sold at the recommended price, within the recommended timeframe, or at all. Market conditions, buyer demand, and other factors outside the Broker's control may affect the outcome.
Broker's Credentials. This service is provided by Reynan C. Cinco, PRC Licensed Real Estate Broker (License No. 0033178) and PRC Licensed Real Estate Appraiser, duly accredited by DHSUD (Accreditation No. NCR-B-8657), operating under Home Dreamers Realty & Development Corp.
Governing Law & Dispute Resolution. This engagement and the terms herein shall be governed by the laws of the Republic of the Philippines, including but not limited to RA 9646 (Real Estate Service Act) and its Implementing Rules. Any disputes arising from this arrangement shall be settled first through amicable negotiation between the parties; failing which, through the proper courts of competent jurisdiction in Metro Manila.
